Alaska Lease Addendums and Disclosures

There are various disclosures and addendums that must be contained within Alaska lease agreementswhen they are completed and signed. These are made to inform the tenant about any health risks, potential issues, or details about how the property is managed.

Alaska Lease Agreement Laws

Alaska lease agreements must be written according to the laws of AK state, to ensure that they are legally binding and hold up in court. These regulations will determine what terms you can include in the contract alongside matters such as eviction procedures. 

The most relevant laws to take into consideration when renting a property in Alaska are:

  • Security deposits: In Alaska,landlords are not legally allowed to charge more than two months’ rent, unless the amount paid in rent exceeds $2000 (§ 34.03.070(a)). 

  • Returning security deposits: The security deposit amount must be returned to the tenant no more than 14 days after they vacate the property. However, if the tenant doesn’t give property termination notice to the landlord, this increases to 30 days (§ 34.03.070(g)).

  • Landlord’s right to enter: Landlords need to give 24 hours’ advance notice to enter the rental property. Additionally, they must only enter at reasonable times and with the tenant’s permission.
